Generally reinforced concrete piles foundation.

Reinforced concrete flat roof with insulation and water-proofing system where appropriate.

Generally precast panel, brick wall and lightweight precast wall with skim coat/ plaster and paint. Glazed wall tiles to toilets up to a height of 2400mm and emulsion paint on skim coat above 2400mm high.
Stonework to 1st Storey Main Passenger Lift Lobbies, homogeneous tiles/ plaster and paint to all other lobbies.

Block wall / RC wall with Weathershield paint on skim coat /plastered surface.

GENERAL DESCRIPTION
Proposed erection of a mixed development comprising a part 13/ part 10-storey multiple-user light industrial building and a 18-storey office building with shops at 1st storey and car parks on 1st to 4th storey on Lots 02499A, 02500N PT. & 098183M TS17 at Kallang Avenue/ Lavender Street (Kallang Planning Area).

PURPOSE OF BUILDING PROJECT AND RESTRICTIONS AS TO USE
i. The total gross floor area of the proposed building is 42,822.21 m2. The overall plot ratio is 3.00 (gross), with 2.50 attributed to B1 use and 0.50 attributed to 'white' use. The overall plot ratio shall not exceed 3.00 (gross).
ii. The development may be subdivided only by way of strata subdivision. No subdivision of the land on which the development stands will be permitted except as may be allowed in relation to the vesting of the road reserve, drainage reserve, open space, etc. Upon strata subdivision of the development, all the subsidiary proprietors of the individual strata units in the development are to hold as common property common facilities such as carparking spaces, communal roof top, management office and all common property as defined in the Building Maintenance and Strata Management Act 2004 and the Land Titles (Strata) Act, Cap 158.
iii. No access to RC flat roof except for maintenance only, and unless otherwise specified.
iv. The proposed canteen is intended for internal staff use.
v. No strata factory units other than the approved canteen shall be used for any food & beverage business.
vi. Purchaser(s)/owner(s)/tenants(s) are to engage his/their own disposal contractor to dispose of his/their industrial waste, as stipulated by the National Environment Agency (NEA)
vii. Any business relating to the undertaker trade is not allowed.
